Houses with no ducts
Air conditioning in a house that was never designed for it
Walk any street south of the pier and most of what you see was built between 1920 and 1960: low pitched roofs, no usable attic, and a floor plan that has been added to twice. There is nowhere to run a duct without losing a ceiling or building a soffit down a hallway.
A ductless system solves it. One outdoor unit, a small line set, and a slim indoor head in each room that actually needs cooling. Rooms get their own control, there is no ducting to leak, and the work takes days rather than weeks.

Why equipment here does not last as long
Salt-laden air is hard on a condenser. It attacks the aluminium fins and the copper tubing, and the damage compounds: a corroded coil sheds capacity, the system runs longer to compensate, the compressor works harder, and the whole thing fails years earlier than the brochure promised.
None of that is a reason to be gloomy about it. It is a reason to specify equipment for where it is actually going, and then look after it.
- Coated coils
- Coastal-rated coil coatings and corrosion-resistant cabinets are a modest cost at purchase and the single biggest factor in how long an outdoor unit survives within a mile of the water.
- Siting
- Where the unit goes matters. Out of the direct onshore wind, off the ground, with clearance to rinse it — three decisions made in an afternoon that change the lifespan by years.
- Fresh-water rinse
- A gentle rinse of the coil every few months removes the salt before it does its work. We will show you how, because it is a job you can do yourself in ten minutes.

Small enough that you get the same two people
The person who quotes your job is the person who does it. Nobody here is paid commission on equipment, which is the only reliable way to make "repair it, you have got a few years left" a real answer rather than a thing contractors say.
We stay inside the beach cities and the Peninsula on purpose. Short drives mean we can give scheduling windows we actually keep, and come back quickly if something is not right.

Questions
The ones we get asked most
My house has no ductwork. What are my options?
A ductless mini-split, usually. A great many beach-city homes were built before central air was normal and have no attic space to run ducts through. Mini-splits put an indoor head in each room that needs it, connected to one outdoor unit by a small line set — no soffits, no lost ceiling height, and each room controls its own temperature.
Does living near the ocean really shorten the life of an AC unit?
Yes. Salt-laden air corrodes the aluminium fins and copper tubing on a condenser coil, and the closer you are to the water the faster it happens. Coastal-rated coil coatings, rinsing the coil with fresh water and siting the unit out of direct onshore wind all make a real difference to how long the equipment lasts.
How close to the property line can the outdoor unit go?
That depends on the city and on the noise ordinance, and beach-city lots are narrow enough that it matters on most jobs. We check the setback and the sound rating before we quote a location, and we will tell you if the spot you had in mind is going to be a problem with the city or with a neighbour.
Do you charge for estimates?
Estimates for new systems, replacements and mini-split projects are free. A diagnostic visit on an existing system carries a flat service-call fee, which is credited against the repair if you go ahead with it.
Do you pull permits?
Yes. A system changeout in California generally needs a permit and Title 24 documentation, and the coastal cities do inspect. We pull it, schedule the inspection and hand over the closed permit with the job.
